Kuala lumpur: PNB Merdeka Ventures Sdn Bhd is intensifying its efforts to attract more global brands from India, China, and West Asia to its flagship Menara Merdeka Maybank, according to chief executive officer Datuk Izwan Hasli Mohd Ibrahim. He emphasized the building's strong commercial value as a key selling point for prospective tenants.
According to BERNAMA News Agency, the company is currently in the process of signing agreements with two global brands in the financial and technology sectors, though their names remain undisclosed. Menara Merdeka Maybank, a prominent structure, features an 84-floor office tower, a 17-floor luxury hotel, a three-floor observation deck, a seven-floor retail mall, two residential towers, and a serviced apartment building.
Currently, about 70 percent of the 1.64 million square feet of net lettable area has been sub-leased, with Maybank occupying 33 floors, accounting for 40 percent of the total office space. Other notable tenants include Permodalan Nasional Bhd, Bank of America, Copenhagen Infrastructure Partners, and Park Hyatt as the hospitality tenant.
Izwan noted that recent geopolitical tensions in West Asia might prompt companies with regional offices to consider relocating their operations to Malaysia, specifically to Menara Merdeka Maybank. He highlighted Kuala Lumpur's world-class infrastructure, predictable regulatory environment, and strong value advantage as attractive factors for businesses reshaping their regional presence.
The CEO outlined a four-pillar strategy for PNB Merdeka Ventures, focusing on an office ecosystem, event hosting at Stadium Merdeka and Stadium Negara, tourism centered around the observation deck at Level 118, and well-connected mobility options. PNB Merdeka Ventures owns and manages Stadium Merdeka and Stadium Negara, both recognized as National Heritage Sites.
Izwan projected that the precinct's weekday community would grow to include approximately 10,000-11,000 workers, primarily from leading financial and technology firms. Stadium Merdeka can host up to 20,000 people, while Stadium Negara, currently undergoing refurbishment, will accommodate between 8,000 and 10,000 attendees.
Financially, the office tower is expected to generate an annual net property income of about RM160 million within two years, aligning with MARC Ratings' forecasts. Additionally, the retail component, including 118 Mall, is slated to open in November, featuring a blend of heritage-forward concepts and contemporary retail offerings.
Anchor tenants for the mall include Village Grocer and Makanism Foodhall, accompanied by international and local fashion, lifestyle, and food and beverage brands. Retailers such as Adidas, Aldo, Converse, Foot Locker, Guess, Lacoste, Benjamin Barker, Chagee Signature, Nara Thai, and Honolu Ramen will be joined by family- and lifestyle-focused brands like Babyshop, Best Denki, BookXcess, and Happikiddo.
The mall will also showcase a Malaysian Artisan District, highlighting local brands such as Banglo 289, Batik Boutique, Bayu Somerset, and Cookiecrumbs, further enhancing the development's identity as a contemporary hub rooted in national culture.
