Hanoi:Juwai IQI has suggested that first-home buyers delay signing their sales and purchase agreements until January 2027 if they are purchasing properties priced between RM500,000 and RM750,000. This recommendation comes in light of the extension of the property threshold price from RM500,000 to RM750,000 as part of Budget 2027.
According to BERNAMA News Agency, Kashif Ansari, co-founder and group chief executive officer of Juwai IQI, explained that buyers would not receive any stamp duty exemption before January 2027. However, from that date onwards, they could potentially save over RM15,500, assuming a 90 percent loan on a RM750,000 property. The stamp duty relief will be available until 2030.
Ansari highlighted the government's recognition of the importance of this measure, noting that the maximum property price qualifying for the exemption has been raised and the program extended through 2030. Additionally, nearly RM1 billion has been allocated for public housing initiatives, such as the Rumah Mesra Rakyat programme and Program Residensi Rakyat (PRR), which are expected to significantly benefit lower-income buyers.
Furthermore, the Housing Credit Guarantee Scheme (SJKP) offers RM20 billion in housing financing guarantees, aiming to assist approximately 80,000 first-time buyers, particularly those who are self-employed without fixed incomes.
